This complex 100,000 square foot build-out enabled the Quest Diagnostics Houston Business Unit to consolidate its four remote facilities and provide expansion capabilities to service Houston's thriving healthcare diagnostic testing market. The fast-track four month construction phase was preceded by just three months of planning and design. Features included a quadrant of office space with upgraded finishes. The laboratory component included multiple fume hoods, biological safety cabinets, high outside air HVAC, phoenix airflow controls, dedicated electrical service, deionized water and medical gas distribution, new service elevators and a full loading dock addition. The laboratory also featured one of the only BSL-3 high biological containment laboratories in the area.

Fortunately the client had proper guidance from their project manager as it related to the budget. As the Construction Manager at risk you worked closely with the project manager and his budget to keep a pulse on the overall project. You took as your responsibility the management of the project budget to ensure that the project costs were controlled. I understand that the project was brought in under the guaranteed maximum, including the client initiated changes that naturally occur during the course of construction.

Coordinating with the client-supplied work was also flawless. You helped the client see the need for your guidance and schedule control on those parts of the project in order for the pieces to fall in place. The occasional client driven adjustments went smoothly as well. In all, the space was built with the attention to detail and the consideration for the design that Gensler likes to see. D.E.
